DSCR is built around a rental property's cash flow

A program is generally designed for a non-owner-occupied . It should not be used to describe a home the actually intends to occupy. Occupancy must be represented accurately from the beginning.

Property-focused qualification does not mean no or no documentation. The lender still evaluates the transaction under its published program and applicable law.

A simple 1.25 DSCR illustration

Suppose a program recognizes $2,500 in monthly qualifying rent and uses a $2,000 monthly property obligation. Dividing $2,500 by $2,000 produces an illustrative of 1.25.

No. Thresholds, rent evidence, payment definitions, expense treatment, and other requirements vary. The selected lender's current program controls.

Does DSCR mean no income review or no underwriting?

No. A program may focus on property cash flow instead of a traditional personal-income calculation, but the property, credit, , , , documentation, and complete transaction can still be underwritten.

Can I use a DSCR loan for a home I will occupy?

investor programs are generally for non-owner-occupied property. A buyer intending to live in the property should compare legitimate owner-occupied paths and accurately disclose occupancy.

Does a 1.25 DSCR guarantee positive cash flow?
