What this loan is
An is made by an approved lender and insured by the Federal Housing Administration. FHA is not the lender. Its insurance reduces lender risk while the still must qualify and the property must meet program requirements.
Who it can serve
FHA is not only for first-time buyers
FHA is often explored by first-time buyers, households with a smaller , and borrowers whose credit profile may not receive the strongest conventional pricing. Repeat buyers may also use FHA when the occupancy and other requirements are met.
FHA flexibility is not an approval guarantee. The lender reviews income, debts, , credit history, housing history, and the property. A lender may also apply requirements beyond FHA's minimum standards, often called overlays.
Cash needed up front
The 3.5% minimum-investment concept
For the standard maximum-insured purchase calculation, FHA requires a minimum investment of at least 3.5% of the property's adjusted value. This is not the same as saying every qualifies with 3.5% down.
Permitted gifts or assistance may help in an eligible transaction, but sources of funds and assistance terms must be documented. , , and —when required—are separate from the minimum investment.
Two insurance components
Upfront and annual mortgage insurance
Most FHA forward mortgages include an upfront , or UFMIP, of 1.75% of the base loan amount. It is often financed, which increases the starting loan balance rather than eliminating the cost.
FHA also charges an annual mortgage insurance premium, or MIP, that is generally collected in monthly installments. For many common 30-year purchase scenarios at or below the applicable base-loan threshold, current annual rates are 0.50% or 0.55% depending on original loan-to-value. Other terms, balances, and LTVs can use different rates.
Home and occupancy
Primary residence and property review
Standard FHA purchase financing is for a residence. The FHA supports value and reviews the property against applicable minimum property requirements. It is not a substitute for an independent chosen by the buyer.
Condition issues may need to be addressed before . Loan limits also apply and vary by county and property-unit count, so the appropriate limit should be checked for the property and year.
Balanced comparison
FHA versus conventional
FHA can be compelling when its qualification framework or down-payment structure fits the buyer. Conventional financing may be more attractive when pricing, property flexibility, or the possibility of later PMI cancellation produces a better long-term result.
