In plain English

What this loan is

A is factory-built to the federal Manufactured Home Construction and Safety Standards, commonly called the HUD Code, and transported to its site in one or more sections. Mortgage eligibility can depend on the exact home, construction date, HUD labels, land, , foundation, real-property status, condition, , and program.

Use the right property term

Manufactured, modular, and mobile homes are not interchangeable

HUD education materials describe manufactured homes as factory-built to the federal HUD Code after that code took effect in 1976. Modular homes are factory-built to applicable state and local building codes and are generally treated more like site-built construction for mortgage purposes.

'Mobile home' is commonly used for pre-HUD-Code factory-built homes, though everyday and legal terminology can vary. The property's records, labels, construction date, and applicable program—not an advertisement—determine treatment.

Federal construction context

The HUD label helps identify HUD Code construction

HUD administers federal construction, safety, installation, and labeling standards for manufactured homes. Each transportable section of a compliant home carries a certification label, often called a HUD tag, and the home contains a data plate with construction information.

The HUD Code is a construction standard, not a mortgage approval. The lender and appraiser must still evaluate the property under the selected financing program.

Home and land must fit the loan

Real-property status can be central to mortgage financing

Many conventional and government mortgage paths require the to be legally attached to an eligible site, secured by the mortgage with the land, and treated as real property under applicable documentation. surrender or conversion, permanent-foundation evidence, installation, and requirements may apply.

Land ownership, leased land, condominium or community structure, utilities, zoning, and state title treatment can change the available path. Confirm these facts before relying on a standard real-estate mortgage.

Potential financing paths

Conventional, FHA, VA, and USDA may be possible when eligible

Fannie Mae and Freddie Mac publish manufactured-housing requirements for eligible conventional mortgages. HUD describes FHA programs for manufactured homes, and HUD consumer resources identify potential VA and USDA Rural Housing paths as well.

Eligibility is not automatic. Construction date, HUD labels, foundation, , site, land ownership, , condition, occupancy, loan limits, qualification, and lender participation can all matter.

A different collateral structure

Personal-property or chattel financing is not the same mortgage path

A home that is not financed as real property may use personal-property financing, sometimes called a chattel loan. HUD's I program also describes manufactured-home structures that may involve a home, lot, or combination under its own rules.

This website does not claim that Jesse offers chattel or FHA Title I financing. Availability must be verified separately, and terms can differ materially from a mortgage secured by real property.

Identify issues before making an offer

Property records can prevent late surprises

Confirm the exact property type, manufacture year, HUD certification labels and data plate, land ownership, status, permanent foundation, additions or structural modifications, utility setup, installation records, and real-property classification early.

Missing labels, unpermitted additions, title problems, a leased site, relocation history, foundation issues, or property-condition concerns can affect and available financing. A specialized inspection and appropriate title, legal, or property advice may be useful.

Common questions

Questions buyers ask

Is a modular home the same as a manufactured home?

No. Modular homes are generally built to applicable state and local codes, while manufactured homes are built to the federal HUD Code. Property records and the selected mortgage program determine the final treatment.

Why does the construction date matter?

The federal HUD Code took effect June 15, 1976. Pre-code factory-built homes are generally treated differently and may not qualify for standard manufactured-home mortgage programs.

Can I finance a manufactured home without owning the land?

Some specialized programs may address leased land or personal-property structures, but standard real-property mortgage requirements can differ. This site does not claim chattel or FHA I availability through Jesse.

Can a manufactured home use conventional, FHA, VA, or USDA financing?

Potentially, when the home, land, title, foundation, condition, property use, , and selected program meet current requirements. Not every property or lender supports every path.
